Why Bend Is Different

From river-canyon lots to open high-desert terrain, Bend covers more ground than any other part of our service area — and every part of it builds a little differently.

High Desert Sun

Elevation means intense UV even on cooler days. We spec materials that resist fading and degradation over time.

Freeze-Thaw Cycles

Repeated freezing and thawing stresses fasteners and footings. Our details are built to move without failing.

Varied Lot Types

River-adjacent lots, forested Westside terrain, open east-side lots — each needs its own footing and drainage approach.

HOA Design Review

Many Bend subdivisions have their own architectural review committees. We navigate approvals so you don't have to.

City of Bend Permitting

Structural work needs City of Bend permits and inspections. We pull them and manage the process end to end.

Wildfire-Aware Building

For homes near Bend's forested urban-wildland interface, we can discuss defensible-space-conscious material choices.

4

Railing & Upgrades

Metal, cable, or glass railings and surface refreshes that improve safety, views, and durability on an existing deck.

Engineered & Approved

Designed for Bend's Terrain — and Its HOAs

Bend covers more variety than anywhere else in our service area: river-canyon lots, wooded Westside terrain, and open high-desert lots to the east, all facing the same intense elevation sun and freeze-thaw cycles.

We design around your specific lot, and when your neighborhood has its own architectural review committee, we handle that approval alongside the City of Bend's permitting — one coordinated process instead of two separate headaches.

Bend FAQ

Decks, HOAs & Permitting Questions

The questions we hear most from Bend homeowners.

Do you handle HOA or neighborhood design-review approval?

Yes. Many Bend subdivisions have their own architectural review committees with rules on materials, colors, and railing style. We review your HOA's guidelines up front and design to match before anything is submitted.

Do I need a City of Bend permit for a new deck?

Most new decks and any structural repair work need a City of Bend building permit and inspection. We pull the permit and manage every inspection so you don't have to track it yourself.

How does Bend's sun exposure affect my decking choice?

Bend's elevation means intense UV even on cooler days, which fades and degrades lower-grade decking fast. We spec UV-stable composites or properly finished, sealed wood depending on your budget and style.

Can you build on a sloped or forested Bend lot?

Yes. Bend has everything from river-canyon lots to wooded Westside terrain to open high-desert lots on the east side. We engineer footings and drainage for whichever type you have.

Do you build with wildfire-aware material choices?

For homes near Bend's forested urban-wildland interface, yes — we can discuss defensible-space-conscious material and clearance choices as part of your design.

Do you work on older Bend homes that need a deck replaced?

Regularly. A large share of our Bend work is replacing an aging deck on an established home — we can often reuse sound existing footings to help control cost.

Choose the Payment That Fits

We could have signed with one lender and offered you a single plan. We chose a marketplace instead - one short form, a soft credit check that won’t affect your credit score, and offers from more than 20 lenders side by side in about two minutes. You pick the terms. The money goes to you, not to us, so you’re never locked into anything.

What Bend Actually Requires

The published figures a deck here gets engineered against — not estimates.

20–24 psfDesign ground snow load (pg) at 3,690–3,860 ft
18 inMinimum footing depth below grade
1,500 psfDefault soil bearing capacity
Design ground snow load by location
LocationElevationGround snow load
Downtown Bend3,694 ft20 psf
Awbrey Butte3,851 ft21 psf
NorthWest Crossing3,851 ft21 psf
Tetherow3,854 ft24 psf

Bend spans nearly 200 feet of elevation across its west-side neighborhoods, and the snow load climbs with it. A deck on Tetherow is engineered against a fifth more ground snow than one downtown.

Read this correctly: pg is the ground snow load, not the load your deck is designed to carry. Oregon sets a 20 psf minimum roof snow load plus a rain-on-snow surcharge, so a lower ground figure never means a lighter structure — it is one input among several. Permitting authority: Deschutes County. Snow loads from the Structural Engineers Association of Oregon lookup (PRISM Climate Group, Oregon State University), read 25 August 2026. Frost depth and soil bearing from Deschutes County design criteria. Always confirm current figures for your address with the authority having jurisdiction.
